Also, a set of floor plans showing the approximate square footage of the house, dimensions of rooms, and locations of basic plumbing, cabinetry, and electrical fixtures. It will also include the garage, patios, porches, decks, foundation, and basement. Lastly an 11x17 in. site plan showing water/sewer, driveways, utility access and other relevant site factors that may affect pricing.
An initial cabinetry design suitable for pricing allowance.
Initial flooring and final selections suitable for pricing allowances.
Any other product selections necessary to develop budgets and allowance pricing.
An estimated price for Final Stage Services, calculated as the estimated cost the contractor will pay to third parties to complete Final Stage Services.

A survey of the property you chose showing boundaries, utility and other easements. Also, setbacks and other site requirements will be shown associated with the property, planned fencing, planned concrete and other flat work. And lastly, the footprint of the proposed house will be provided.
Final construction documents will be submitted to local code authorities for permitting; such construction documents will include final plans and specifications for your home, plus any engineering that may be required to obtain building permits.
We will get you a package together with everything you need to take to your bank of choice. This will include everything from a total list of every selection you've made and prices for each, layouts of the entire house from the foundation up, and everything in between for the bank to see and accept the offer.
A project budget reflecting the selections made in the Plans and Specifications will be provided; along with a completed allowance budget to determine final pricing for your home.
A complete construction contract will be provided that is ready to execute. This will include everything we've gone over for you to accept and sign!
Contractor shall obtain the following reports or permits: Report to confirm the home will allow for well, septic, gas, electric, telephone, and cable. Conformation that the home isn't in a flood zone. Soil and other reports indicating the home can be built on the property. An improvement permit or written evaluation from the County Health Department. Confirmation that the lot is zoned properly. And lastly approval from the review board or committee (if any) having jurisdiction over the home.
